February 2019 Fort Worth Housing Report

Fort Worth home sales increased 1.2 percent to 846 homes in February 2019. The median price for Fort Worth homes increased 4.3 percent year-over-year to $222,000 in February 2019.

"We are seeing a really steady increase in active listings," said Moiri Brown, 2019 President of the Greater Fort Worth Association of REALTORS. "While prices continue to rise, it is at a much slower pace than previous years. Also, days on market are starting to increase, allowing buyers more time to go through the decision-making process.”

Fort Worth’s monthly housing inventory was 2.2 months in February 2019, 0.6 months more than the year prior. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.

Homes spent an average of 56 days on the market in February 2019, 13 days more than February 2018. Additionally, active listings increased 35.3 percent to 2,286 listings during the same time frame.
